  • Scheduling of condominium assemblies
  • Provision of drafts for delegation of representation powers in condominium assemblies
  • Preparation of ordinary and extraordinary budgets and quota maps
  • Presentation at the end of each economic year of an accounts reports
  • Condominium constitution including condo registration no R.N.P.C. (cartão de entidade equiparada a pessoa coletiva)
  • Execution of deliberations of condominium assemblies
  • Attendance at condomnium meetings and writing of minutes of condominium meetings (one ordinary meeting and one extraordinary meeting)
  • Verfication of the existence and contracting of the insurance required by law
  • ​Sending of Minutes to all condominium owners​
  • Representation of the condominium before third parties
  • Signing contracts with companies or independent professionals that provide services to the condominium and monitoring their quality*
  • Bimonthly technical visits
  • Sending out notices for charges, membership fee receipts, and payment of condominium expenses.
  • Bank account management where all condominium financial transactions are carried out. Management of current and term bank accounts and condominium savings and Common Reserve Fund
  • Presentation of a condominium regulation proposal and Information and diligence in complying with safety rules.
  • Request for periodic inspection of elevators, gas pipes, electricity, fire, etc.
  • Normal office expenses (except CTT records)
